Custom Metrics puts you in control of how you measure what matters. While SiteSeer users typically have access to hundreds or even thousands of variables, a single data variable rarely tells the full story. Accurately evaluating site, trade area, and market factors often requires combining and refining those inputs into something more meaningful – so SiteSeer gives you the tools to build metrics that reflect how you actually make decisions.

What exactly is Custom Metrics?
SiteSeer’s Custom Metrics feature lets you create your own variables by combining, transforming, and weighting existing data. These metrics can then be used across models, maps, reports, queries, and more – anywhere you analyze or make decisions.

Why not just use standard metrics?
Standard metrics are useful, but a single variable often falls short. Custom Metrics let you engineer variables that better match the question you’re trying to answer. For example, if your core customer is males age 18–30, combining ages 18–21, 22–25, and 25–30 into a single variable will often perform better in a model than using each range individually. And if younger males are more impactful, you can weight the 18–21 group more heavily than 25–30 to better reflect reality.

What can you do with Custom Metrics?
Custom Metrics give you flexibility to shape data at multiple levels. At a basic level, you can round variables, control decimal precision, or add prefixes and suffixes for clearer labeling. You can also apply transformations – like log, exponential, or square root functions, to smooth or normalize data. At a more advanced level, you can combine variables, apply weights, or build indices and regression-based metrics that better reflect what actually drives performance.

How are Custom Metrics used in SiteSeer?
Once created, Custom Metrics become part of your workflow across the platform. Use them in queries, reports, map themes, scorecards, prospect models, and analog models –ensuring your analysis and outputs consistently reflect how you evaluate opportunities.

Why Custom Metrics matter for your role:

Brokers: Differentiate your listings
Combine demographics, traffic, and co-tenancy into a single, compelling site score.
• Show clients why a site works—not just what’s around it.

Developers: Reduce risk before you build
• Create demand indices that reflect real opportunity, not just raw population.
• Identify where concepts will thrive before investing millions.

Retailers: Scale smarter
• Replicate top-performing locations using metrics based on actual performance drivers.
• Turn site selection into a consistent, repeatable growth strategy.
